How large can my granny flat be?

The maximum size for a granny flat is 60m2.  This includes internal areas of bedrooms, living spaces, bathroom and laundry. In addition to the 60m2, you may have external deck areas, carports and porch spaces.  All Aspect Z Granny Flats come with a generous deck area as standard.

Can your standard designs be changed at all?

Absolutely.  We can amend any of our designs to suit your individual needs.

How many granny flats can I put on my block?

Current regulations state that regardless of the size of your block, you may only build one granny flat on your property. Furthermore, there must be a primary dwelling already on the allotment to allow a Granny Flat to be constructed.  However, as architects with extensive experience dealing with councils and certifiers, we are happy to discuss your wishes in order to find the right type of application to build your proposed development.

What if I do not like any of the layouts in your current range?

As architects, we are more than happy to create a custom design for your granny flat project which meets your specific brief.

Are your granny flats prefabricated like a kit home?

No. All of our granny flats are site built, from the ground up. They are built as solidly as you would expect any standard home building, by our hand picked team of quality tradespeople.

I like your designs, but want to build a granny flat myself. Is this possible?

Aspect Z Granny Flats offer a design and construct service and as such do not allow our products to be constructed by other parties. It is crucial that we have control from design to completion to allow the best possible quality control of your purchase and our brand. Is building another dwelling on my block bad for the environment?

Aspect Z Granny Flats are carefully designed to create minimal impact on the environment. They are created to work with the Australian climate to passively provide a comfortable living space, without massive demands on the environment. Aspect Z is your sustainable granny flat option.

Can my granny flat be rented out?

What information do you need about my block before you prepare my plans?

If you are interested in building an Aspect Z Granny Flat, before we visit you at your site to discuss your project, we will obtain a planning certificate from council, to ensure a granny flat is permissible on your site. We will also source sewer, gas and electrical plans to ensure that no easements exist which may be a hindrance to your plans. Before design works begin, we will also require a professional survey of your property. You can provide your own, or we are happy to organise a quote for you from a reputable company in your area.

Do I get to nominate the colours and finishes for my granny flat?

Yes. We have a wide range of colours and materials for you to chose from, so your Aspect Z Granny Flat suits your wishes.

Are your granny flats wheelchair accessible?

Some of our granny flats can be altered to comply with the relevant Australian Standard, 1428.1-2009,  to be disability (including wheelchair) accessible. Alternatively, we are able to create a customised design to meet the individual needs you have.  Please note that the layout of your property may present barriers to disabled access, however, this can be discussed at our initial site meeting.

How long will the approval process take?

If your site complies with the Affordable Rental Housing State Environmental Planning Policy (2009) – otherwise known as a SEPP, your project will be lodged as a Complying Development Application and you can expect approval within ten days from lodgement.  If your site is in a heritage, bushfire, flood, conservation or acid-sulphate soil area, your granny flat may need to be approved by your local council, and approval may take up to 6 to 8 weeks.  Before we meet you at your site, we will liaise with your council to see if Complying Development is available at your site.

How long will the build take?

Most granny flat builds take between 8 and 10 weeks from site set up to completion, subject to weather interruptions and any other unforeseen circumstances.

Do I need to move out whilst building works are happening?

No. As experienced builders, we will work to ensure that you and your family are inconvenienced as little as possible during the construction period. It is important however, to refrain from entering the building area during the construction period, as there are many dangers in any construction site – big and small. We will section off the area of granny flat construction with site fencing for safety purposes during the construction period.

What guarantee comes with my granny flat?

All new building works – granny flats, extensions, or new homes, are guaranteed for six years by the builders warranty scheme.

What if my block is bushfire or flood prone?

This is generally not an issue. We will ensure the design and materials of your granny flat meet any requirements put in place due to the individual restrictions of your site.

Can one of your granny flats be attached to my existing house, or does it need to be separate?

While our granny flat range is designed to be stand-alone dwellings, we are happy to create a customised design for you, where a new granny flat is attached to your existing home.

Who will take care of the approval process?

We will. Once we have your written approval to act on your behalf, we will liaise with council or the certifiers throughout the approval and certification process.

Are there any hidden costs?

No. Our extensively detailed quote will cover all costs of the project for you, as well as indicating all inclusions and exclusions. You will be kept well aware of all costs relating to your project, before, and during the build.  We urge you when shopping around, to compare our detailed quotes with those of our competitors...make sure you are comparing apples with apples!
